Ok…for seasoned cottages, this may seem simple. But for those who may be considering buying a cottage in the Kawartha’s and you’re wondering how much the water levels fluctuate seasonally? Read on….
In the Kawartha Lakes, we have distinctly different styles of lakes including flooded farm lands such as Chemong lake, Pigeon Lake, and parts of Buckhorn Lake as examples. Other lakes are classic Canadian-Shield rock such as Stoney Lake (or Stony Lake), Jacks Lake, Chandos Lake, Kasshabog Lake and more. Still others may be located in the transition zone, blending both shallow, mud bottom lakes with deeper areas with rocky bottoms.
I speak often of this key characteristic when working with clients who are looking to buy a cottage in the Kawartha’s. One size does not fit all.
Tips for assessing water levels
For those considering Canadian-Shield based rocky lakes, watch this video about understanding water level fluctuations.

I can’t stress enough how important understanding the impact of fluctuating water levels can make on your decision to purchase a cottage, especially since most cottage purchases happen in the spring when water levels are typically at the highest mark. imagine the disappointment of learning the mid summer…your dock can’t hold your boat without bottoming out or it’s difficult to access your property due to exposed shoals!
